Welcome to R-home Terms and Conditions govern the relationship between the Customer and the Company for all bookings made through the Website. On this page you will also find clear rules regarding bookings, cancellations, check-in, the stay, and responsibilities.

These Terms and Conditions govern the relationship between Welcome to Rhome SRLs (hereinafter the “Company”) and the user who makes a booking (hereinafter the “Customer”) through the website www.welcometor-home.com (hereinafter the “Website”). The following conditions regulate both the use of the services available on the Website and the short-term rental agreement entered into between the Customer and the Company, which acts on behalf of the property owners. 

By booking, the Customer declares to have fully read and accepted both these Welcome to R-home Terms and Conditions and any specific conditions applicable to the individual accommodation. Booking confirmation automatically implies acceptance of these rules.

The Company reserves the right to modify these Terms and Conditions at any time; any changes will not apply to bookings already confirmed.

1. Bookings

Through the Website, the Customer can check real-time availability and rates of the accommodations managed by the Company. If the selected accommodation is available for the chosen dates, the booking is considered valid only after payment by credit card of the amount shown in the order summary.

Once payment is completed, the Company will send a Booking Confirmation via email containing the amount paid, stay details, number of guests and included or extra services. Until payment has been successfully processed and confirmation has been sent, the booking cannot be considered valid. Therefore, please ensure that all steps are completed correctly.

2. Rates and Payments

Payment of the stay

The total amount of the stay is charged at the time of booking or must be paid within the timeframe specified by the cancellation policies. For stays shorter than 30 nights, the total price shown in the order summary includes water, gas, electricity and heating consumption.

City tax

The city tax is not included in the price shown on the Website and must be paid in cash upon check-in. The amount is established by Roma Capitale based on the number of nights and guests. Any additional services requested by the Customer will be charged and invoiced with 22% VAT.

3. Cancellation Policies

The Website offers both refundable and non-refundable rates.

Refundable rate: the Customer may modify or cancel the booking within the deadline indicated in the “Cancellation Terms” section, with no charge.

Non-refundable rate: modifications or refunds are not allowed; the total amount is charged immediately at the time of booking.

Failure to show up for check-in results in the full cost of the stay being charged. Modification requests (dates, number of guests, change of accommodation) are subject to availability and may incur additional costs.

4. Check-in and Documents

Schedule: Check-in is available between 3 PM and 9 PM.

Arrival Time Notification: Guests must communicate their arrival time in Rome at least 48 hours in advance, to allow the organization of cleaning and to schedule the meeting at the apartment for key delivery. Without this information, we cannot guarantee staff availability at the desired time. 

Early Check-in: When possible, we can offer early check-in. However, if guests wish to guarantee early access, we recommend booking the night prior to arrival.

Late Check-in: Check-in after 9 PM is possible with an additional fee, payable in cash at key delivery, covering staff work during evening hours. The fee depends on the arrival time at the apartment:

  • Between 9 PM and 10:30 PM → + €30

  • Between 9:31 PM and 00:30 AM → + €50

  • Between 00:31 AM and 01:30 AM → + €70

We are unable to offer check-in after 01:30 AM.

Public Holidays: Check-in on public holidays may incur an extra fee of + €20 payable upon arrival.

ID Verification and Registration: Upon arrival, the Customer must provide valid identification documents for all guests, adults and minors, as required by law for communication to authorities (legal reference: art. 109 T.U.L.P.S.). If this requirement is refused, access to the accommodation cannot be granted.

Number of guests: must not exceed the number stated in the booking confirmation; otherwise, penalties and surcharges may apply.

Contracts: The Customer must sign—digitally or in paper format—the short-term rental agreement and the agreement for ancillary services.

City Tax: The amount, established by Roma Capitale based on nights and guests, must be paid in cash upon arrival.

Security Deposit: During check-in, the Customer will be required to provide the details of a valid credit card and sign an authorization form. No amount will be pre-authorized or charged during check-in. The card will be used only if damages to the apartment, its furnishings or serious violations of the rules occur.

By booking an apartment through the Website, the guest expressly agrees to cover any damage costs through a charge to the provided card. If the damages exceed the deposit amount, the owner reserves the right to take legal action.

Examples of damages or violations that may lead to a charge include:

  • loss of one or more sets of keys
  • locksmith intervention for access
  • damage to furniture, furnishings, walls, appliances or common areas
  • violations of waste disposal rules (subject to fines from the City of Rome)

Online Pre Check-in: To speed up check-in procedures, one month before arrival the Customer will receive a link for online pre-registration. The data provided will be verified and/or completed at check-in.

5. Rules During the Stay

Behavior rules: The Customer must use the property with care and respect, avoiding actions that may damage it or disturb neighbors.

It is strictly forbidden to:

  • smoke inside the apartment (penalties may apply)
  • use the accommodation for illegal activities
  • give keys or access codes to third parties
  • host more guests than those indicated in the booking
  • host pets without written authorization

In case of lost or damaged keys or lock, the Customer will be responsible for replacement costs.

Waste Sorting: The Customer must follow the waste sorting rules required by the Municipality or specified inside the accommodation.

Amenities: The apartment is supplied with bed linen, 1 set of towels per person (small, medium and large), bath mat and kitchen towel.

For stays from 7 to 10 nights, an extra large towel per person is provided.

Extra towels may be requested at €7 per person.

A small welcome kit is provided with essential items for the first days of the stay, including: dish soap and sponge, dishwasher tabs; laundry detergent; hand soap; body soap samples; toilet paper (based on the number of bathrooms); coffee (ground or pods), sugar, oil and salt.

Guests are free to use everything provided in the apartment. Once the welcome kit is finished, any additional supplies must be purchased independently.

Bed arrangement changes (e.g., single beds instead of a double) must be requested at least 48 hours before arrival. Requests made after check-in will incur an additional fee.

Maintenance: The Customer authorizes Company staff or appointed technicians—identifiable upon request—to access the property when maintenance or repairs are required. Except for emergencies, the Customer will be notified in advance via the provided contact details. If no response is given within a reasonable time, the Company may proceed with access.

In case of issues with the apartment or provided services, guests are strongly encouraged to contact us immediately using the provided phone numbers so we can take action and resolve the issue as soon as possible.

6. Check-out and Guest Obligations

Schedule: Check-out must take place by 10:00 on the day of departure.

Late Check-out: If the Customer needs a guaranteed late check-out, we recommend booking the night following the actual departure date.

At the end of the stay, the apartment must be left tidy. Guests must:

  • wash the dishes
  • dispose of waste following the provided recycling instructions

7. Accommodation Replacement (Relocation)

If the booked accommodation becomes unavailable due to reasons not attributable to the Company (e.g., sudden technical issues, cleaning issues, structural problems), the Company may offer an alternative accommodation of equal or superior quality. If this is not possible, an additional charge may be required if the only available accommodation has a higher value.

8. Penalties and Limitation of Liability

Behaviors contrary to accommodation or condominium rules may result in penalties up to 200% of the indicated rate, in addition to withholding the security deposit.

The Company is not responsible for:

  • theft or loss inside the accommodation
  • interruptions of water, gas, electricity or internet not attributable to the Company

The Customer must safeguard their belongings and take necessary precautions.

9. Personal Data Processing

Personal data will be processed in accordance with applicable law and may be shared with third parties for purposes related to the execution of the rental agreement (Legislative Decree 196/2003).

For any disputes, the Court of Rome will have exclusive jurisdiction.
